Selling your Home is a roller coaster of emotions. From the day, you have decided to sell your home, waiting for buyers and all the counter offer you and your real estate agent had been drafting. It's a waiting game that all sellers hate. The stress all started when you decided to sell your home and for some this stress is just starting.  However, when we sell our homes we are focused in our goal and that is to maximize our profit after all real estate is an investment.
 Here are some tips on how you can maximize your profit when selling your home.

1. Cleaning the whole house.

Clean the floors, ceiling, walls, tubs and even the smallest detail should be clean. If you can clean it until it sparkles then you are doing it right! Don't add glitters. Kidding aside, cleaning your whole house is like giving it a physical examination. This gives you the opportunity to decide if you need to do some repainting and what needs fixing. Also, decluttering your home is a big plus! No buyer in their right mind will buy a cluttered home. You want them to see that they can start fresh in your new home and not relive their nightmare.

2. Repair or Replace anything that is broken.

Repair any cracks that you see, or any holes in the wall. This is just like a routine repair and it's best if you can do it before selling your home. We do not want people pointing out those cracks and cost you  your potential profit or getting  a low offer than the original price. Also, replacing the shower heads and the faucet to a style that is more "now" will make a huge difference and just because new ones are shiny. We have to remember that even the smallest detail may count. Bathroom grout should be retouched and toilet cover should be changed. Replace the door of the appliances that you will be leaving behind. Make sure it matches the fridge, stove and dishwasher.

There is something nice with buying a home. It's like buying a new car and loving that new car smell! It's the same with buying a house. Something nice about that newly painted walls, that new neighborhood smell (you know what I mean), and that feeling of a new start! It's scary, we know it! It's the biggest purchase of your life and it's not like you are buying a shirt or a new car. It's an investment that you may profit in the future, a place you can feel safe and possibly a place where you can retire with your wife or husband. Knowing the basics will save you thousands of dollars in the future. Getting that much needed help will get you your dream home. Before making a huge decision to buy a home, clear your mind and clear the your visions of that perfect home temporarily. We have to focus on the basic things that you will need before purchasing and  getting your dream home!

Buying a new home it's not always easy, here are the things you need to consider:
  1. Credit score. Before getting pre- approved for a loan, the bank will check on your credit score. There are 3 major companies that handles this Equifax, Experian, and TransUnion. Late payments can absolutely hurt your credit score. 
  2. How much can you really afford? Mortgage payment is not the only payment you'll have to consider. There is this interest rate from the bank, property taxes and of course you closing cost which you will be needing to shell out money.   3. Save for the Closing cost/ down payment. You might not have this considered. Specially for first time buyers. Yes, you will be needing cash to pay for closing, cost, bank fees and down payment. It's nice to have a time frame before buying a property. It gives you the opportunity to save for your dream home.
  4. Build a savings account. One of the things that the bank will check your asset and income as well. It's better for them to see that you have the capability of paying and not living by pay check to pay to paycheck.
  5. Get pre - approved. Getting pre- qualification is easy. Sometimes, the amount stated in the pre-qualification may be higher. Also, pre- qualification is usually based in what you stated and the background check is not that extensive unlike with pre- approval. Once you are done with the process and got the pre- approval. You can now go house hunting and buy that new home.

Summer Activities For Kids and Young at Heart!


Every summer, since I watched Frozen; every time I hear the word "Summer" or read something about summer... A switch turns on and automatically hear Olaf singing his summer song. Feel free to join the sing along with Olaf. Summer is always the best time to play outside and have kids spend their afternoon napping or doing fun activities ( with adult supervision). It's the best time of the year to develop their skills. Arts and crafts, or their using their convincing powers to sell lemonade, or dancing or singing. Any activity that they can spend time with you and with their friends is always fun. In my opinion, a summer well spent is when our kids learned a skill, or became better with the things they are good at and or something they are passionate about. Ideally, it shouldn't be just every summer, but everyday and the only reason why I'm saying that t's the best time of the year is they have more time, and kids are less preoccupied with their assignments. Summer time is always the happiest time when taking a break from school and most likely retain anything that they have learned during summer.

  1. Lawn Twister! 

It's about having fun in the sun. What's good with this is kids and adults enjoy playing twister. The best part is your kids can help you set this up. Kids can play safely without you worrying them about slipping or hitting their face on the tiles. Your child can invite his or her friends over and play this game without messing up your home as well. Since kids will be playing outside, do not forget to bring them snacks and drinks. One of the things that I look forward to every summer is, having a clear sky and stars shining brighter than ever. For the kids, to staying up late without sneaking is always a dream! Upgrading your Bedroom for a Lower Cost!

I know each and every one of us have a financial setback. Well, hopefully not everyone is having any difficulties when it comes to money. I know that at times we all try or tried our best to make meet ends. It's tough paying for mortgage, utility bills, gas and to buy a proper food on our table. 

Sometimes, we have to count our blessings no matter how hard life may be, or how life can be sometimes unfair, or doesn't go the way we want it. We just have to step back, observe and count your blessings not matter how small or big it is. We have lots or tons of things to be thankful for; a loving family, the talent of making ends meet, friends who are always supportive, our sweet kids, the park that we can use for free, and of course, a roof on our heads keeping us safe and warm. That's why no matter how hard life can be, we have to make the best out of what we have. As a breadwinner or as a loving housewife, the bedroom is the place where we can be ourselves and the only place where we can also relax. It is only right that we upgrade this part of our house first.

The bedroom! The most organized or the most cluttered space in our home. I know... you might be wondering how I can still think of upgrading or updating at times like this. I absolutely understand the economic crisis that we are all having, but remember... Any upgrades or update that you make can boost the value of your home. Also, upgrades or updates can be done by you or by your husband. 

There are tons of DIY tutorials that are available online that you can use for reference, even for the most current trend for bedroom paint. It doesn't have to be a whole week of upgrades, it can be done one step at a time or one wall at a time.

1. Fix your drywall or wall before painting it.



Since we will be doing some upgrades might as well do some fixing. Remember: Anything that is broken can reduce the price of your property. We do not want to give the buyer of your property to point out any broken or anything that might need some fixing. They can use that to lower their offer and end up not getting the price you want or not making any profit at all. Even if you do not have any plans of selling your property right now, it is still best to fix whatever needs fixing and prevent dealing with a bigger problem in the future! 2. Paint your walls. 



I just love a newly painted room! It's rejuvenating and it makes space looks absolutely brand new! Choose a neutral color if your room is a bit small and go bold if it's a bit bigger. Neutral colors always have a relaxing effect and you will feel more energized after a nap. You don't really have to follow the latest trend for wall colors, as long as it looks good and makes your space looks bigger than its actual size, then you are in the right direction.
