Summer Activities For Kids and Young at Heart!

Every summer, since I watched Frozen; every time I hear the word "Summer" or read something about summer... A switch turns on and automatically hear Olaf singing his summer song. Feel free to join the sing along with Olaf. Summer is always the best time to play outside and have kids spend their afternoon napping or doing fun activities ( with adult supervision). It's the best time of the year to develop their skills. Arts and crafts, or their using their convincing powers to sell lemonade, or dancing or singing. Any activity that they can spend time with you and with their friends is always fun. In my opinion, a summer well spent is when our kids learned a skill, or became better with the things they are good at and or something they are passionate about. Ideally, it shouldn't be just every summer, but everyday and the only reason why I'm saying that t's the best time of the year is they have more time, and kids are less preoccupied with their assignments. Summer time is always the happiest time when taking a break from school and most likely retain anything that they have learned during summer.

For the kids and young at heart, I hope you enjoy this article.

  1. Lawn Twister!

It's about having fun in the sun. What's good with this is kids and adults enjoy playing twister. The best part is your kids can help you set this up. Kids can play safely without you worrying them about slipping or hitting their face on the tiles. Your child can invite his or her friends over and play this game without messing up your home as well. Since kids will be playing outside, do not forget to bring them snacks and drinks. We do not want anyone getting dehydrated. Click here, for the Lawn Twister tutorial.

You can also do this

2. Backyard Theater

One of the things that I look forward to every summer is, having a clear sky and stars shining brighter than ever. For the kids, to staying up late without sneaking is always a dream! A do it yourself backyard theater gives you the opportunity of having a popcorn free sofa, and kids enjoying their favorite movie at the comfort of your own backyard! You can do stargazing, try to find constellations or just shapes that they can see the stars are forming. It's fun to see your kids being imaginative and actually enjoying the outdoors, instead of holding your tablet. Don't forget to bring snack and refreshments. Click here, for DIY backyard theater.

3.  Arts and Crafts

You can also teach them arts and crafts. Depending on the task, it is always best with an adult supervision. Glow jars is my favorite, make glow jars and have them placed everywhere in the backyard. The fun part is watching them glow during the night. You can also build a DIY chalk board. Have your kids draw using colored chalks. Click here, for DIY glow jars. For DIY, Chalk board, Click here.

Your 7 Steps to Selling a Home

Selling a home can be a hard decision and yes it can be an emotional process. Though, the emotions that we might have invested in our property and the love that we have for our home, sadly, it doesn't have any market value. Not unless you've invested an additional room or a swimming pool or a basement turned into a mini bar, or you upgraded your kitchen appliances to a top of the line gourmet kitchen! Upgrades, repaint, professional landscaping and additions to you home can add value. So what are the things you might want to consider before selling your home? Here are some steps for selling your home from Keller Williams.

Step 1: Reason for Selling

  • It is often more emotional to sell a home than to buy a home, and the reason for selling your home may be a determining factor in the urgency of the sale. The urgency may also have an effect on the price of the property.
It is important to take the following factors that can influence the sale of your home into consideration:

    1.  Reason for selling
    2.  Price
    3.  Location
    4.  Condition of property
    5.  Size
    6.  Design / style
    7.  Accessibility

Step 2: The Cost of Selling

  • It is very important to first calculate the expenses that may be incurred while selling your home. This knowledge is absolutely necessary because it helps you to determine a good price for the house, as well as the potential profit that you can realize.
The cost of selling your home may include things like commission to be paid to the agent, taxes, advertising costs or specific reports, such as a property inspection.

  • Step 3: Price

The most important factor when putting your home on the market to sell is setting the right price. The price at which your property is marketed can make or break the deal.
Over-pricing of the property may result in:
    1.  A smaller buyers' pool
    2.  A prolonged stay on the market that will result in lower offers being submitted
Under-pricing of the property may result in:
    1.  You losing money on your investment
    2.  A buyer offering an even lower amount due to a negative perception of the property or area

    Step 4: Location

Although you cannot do anything about the location of your property, it plays a very important part in the marketability of your home. So, it is important to take the following into consideration:
    1.  Is your property priced in relation to other offers in your area?
    2. What type of neighborhood is your property located in - well-established, up-and-coming, transitional?
    3. Is your property located in an urban or rural area?

Step 5: Condition of Your Property

The condition of your property is always a factor in how quickly your home sells. It's a fact: acquiring the highest market value and elevating your home above the others in the same price range often comes down to first impressions. Here are some inexpensive ways to maximize your home's curb appeal:
    1.  Keep the grass cut and yard clutter to a minimum.
    2.  Apply fresh paint to any wooden fences and your front door.
    3.  Clean windows inside and out.
    4.  Wash or paint your home's exterior.
    5.  Ensure gutters and other exterior fashions are firmly attached.

    Step 6: Staging

Did you know well-placed furniture can open up rooms and make them seem larger than they are? Or, that opening drapes and blinds and turning on lights make a room seem bright and cheery? It's true, which is why staging your home to look its absolute best is an important factor in the selling process.
Here are some inexpensive ways to highlight your home's best features:
    1.  Clean or paint walls and ceilings.
    2.  Clean all flooring and fixtures - lights, fans.
    3.  Repair all plumbing leaks.
    4.  Remove excessive wall hangings, furniture and extra personal goods.
    5.  Turn on all lights and open the drapes during the daytime.
    6.  Play quiet background music and infuse your home with a comforting scent.
    7.  Vacate the property when and if it's being show to prospective buyers.

    Step 7: Accessibility

Accessibility is a major issue in many parts of the world. Again you cannot do anything about your home's accessibility to specific things, but it does play a role in the price of your property. Your agent will work with you to highlight the places of interest that are most accessible to your home.
Here are a few important areas to think about:
    1.  Public transportation
    2.  Main roads
    3.  Shopping centers
    4.  Schools and other educational institutions
    5.  Outdoor areas - public pools, parks, playgrounds
    6.  Entertainment
