We all know that your home location plays an important role in the value of your home. Not just the house itself, I mean, the location, plus, your gorgeous home with spacious living space and huge backyard adds up to pricing your home value.

However, a good location and gorgeous home can still hurt the home value, especially if it's a traffic prone area or being too near to some establishments can cause so much hassle. I guess we can safely say that it is important to find the right buyer for your property wherein they can see the pros instead dwelling on the negative aspect of the location.

With that being said, how exactly can your location add or screw the value of your home? Here are some of the reasons on how your location can add or screw the value of your home.

1. Near the convenience area.

There is a lot of pro's when it comes to living near the establishments. Basically, everything that you need is just a walk away or a short drive from your place. If your home is located anywhere near a company with a huge name (ex. Starbucks), it can significantly increase the value of your home.

However, not all shops can boost the value of your home. There are shops that can be an indicator of the financial status of the people living around it, and their interior or security features can indicate the crime rate in that area that might drive the people away.

2. Near the Highway or Freeway

There are tons of reasons why it's convenient to get condo unit or a house near the freeway or near the highway. It can significantly lessen your travel time, get to your workplace right away, and have access to all transportation that your place has to offer.

The only downside is the level of noise and the pollution that you are subjecting yourself into. This two factors can hurt the value of your unit or home even if you have an awesome house and in a convenient location.

3. Homes in the route or too near the school.

According to AOL, "Living near a high-scoring school can increase your home's value by over $200,000, according to the Brookings Institution." All parents would want their kids to go to a school with a high ranking score. Plus, you can cross out the school bus on your list and just walk them to school every morning. It's an ideal setting for you and your kids.

However, even though living close the school may sound awesome, being too near the school can hurt the value of your home, especially if it's causing a lot of traffic in your area every morning.

4. A very quiet neighborhood or place.

People starting a healthy lifestyle will find the home surrounded by nature appealing, especially if you are surrounded by fruit-bearing trees, a huge backyard to grow organic vegetables, the fresh air, and the relaxing quietness of the environment.

It may sound amazing and beneficial for the buyer of your home, however, being away from the conveniences and immediate care may be a concern for the buyer no matter how serene and awesome your home is.

Finding the right buyer for your home is always the best solutions. They may point out some negative opinion in the location of your home, but always point out what they will benefit living in your home.
