Selling your home is not an easy decision, especially when you financially and emotionally invested in your property. However, circumstances may arise and force us to sell our homes and or a better opportunity is waiting for us we need to sell the property.
Once your property is in the market, the waiting game begins. You become restless, you want a daily update, and or may check in with your realtor every hour for a report. I know how stressful it is to wait for someone to make an offer and start to wonder why no one is buying your property. Again, you start pressuring your realtor and may or may not accuse them of not doing their job. Looking for someone who might be interested in your property is hard enough, and putting a pressure on them won't ease the situation.
But, here are some tips that may help you get your home sold in not time.
1. The Condition of the Property.

Most of us would just want to sell our property as is without any renovations or fixing some stuff. I know, we do not want to spend more if we will be selling our home and profit from whatever we think our home is worth. We have to consider what our home condition is and it is important that you do not overprice your property.
Buyer's will always point out all the flaws that your home have and will pretty much hurt the listed price and your ego. Your property may be listed longer than it should have.
Also, one of the factors that can contribute is the neighborhood that the property is located. If it's a neighborhood where the properties are a bit newer and or located in an upscale neighborhood, you may want to make some changes and or lower the price based on the market value and the condition of your home.
2. Listen to the Feedback and Pricing.

Open-house is a big deal and you may hear some nasty comments and good comments on the property. If your property is in the market for a really long time and you are not getting any offers, maybe it's about time to do something about. You can pull-off your home from being listed in the market and make some changes based on the comments and feedback that you have received.
If you do not want to make any renovations or changes with your property, your other option is to reduce your price. I know, lowering your price can hurt your pocket. But, if you want home buyer's to make their offer without any changes, it's better to lower your asking price.
If you have a wall that makes a room smaller and got a lot of feedback from it, it's about time tear down that wall. A few inches that wall covers can make your space look bigger. Take this time to make all the renovations that you need. Then, have your property relisted, a new set of buyer's are ready to look at your property with all the changes already in place.
